Are you thinking about selling your home and wondering when to put it on the market? Now’s the time, according to Realtor.com. Like, right now, as in the week of April 14th to 20th, which the real estate site’s research shows is the optimal time to sell a home and get the best price.
The company looks at factors including past price patterns, as well as the amount of inventory and buyer activity, to determine that early spring is the sweet spot for selling. Danielle Hale, chief economist at Realtor.com, explains, “The best week is here, and conditions will remain favorable for sellers from now into the summer.”
A new survey from Realtor.com and Censuswide reveals:
- Homeowners who are planning to sell this year have been thinking about it for an average of two years.
- About three-quarters (73%) of homeowners who plan to sell their house this year also plan to buy another one at the same time.
- Of the 27% who don’t plan to buy another home when they sell theirs, 31% plan to rent, 33% already own another place to live and 26% are moving in with loved ones.
- Only 12% of potential sellers expect a bidding war to happen, down from 27% in 2023, while only 15% expect to get more than their asking price, a decrease from 31% last year.
- Still, 15% of would-be sellers think they’ll have an offer in a week, way down from the 27% who did in 2023.
- Research from the real estate site finds that historically, homes for sale during the week of April 14th to 20th have sold roughly nine days faster than the average week.
